Terms Of Service

These terms apply to all quotes, bookings, and work we perform. By scheduling or paying for service, you agree to them. If you do not agree, do not book.
1. Who we are / what we do
We provide property cleanouts, estate cleanouts, garage and storage cleanouts, and trash and debris removal. We haul, donate, recycle, or dispose of items as allowed by law. We do not provide legal, probate, appraisal, or moving-and-storage services unless separately agreed in writing.
2. Quotes
Quotes are estimates based on what we can see or what you describe. Final price can change if volume, access, stairs, distance, or contents are different from what was quoted. We will tell you before we start extra work when possible. If you tell us to proceed, you pay the adjusted amount.
3. Payment
Payment is due when the job is completed unless we agree otherwise in writing. We may require a deposit to hold a date. Unpaid balances may pause or cancel remaining work. You are responsible for all agreed charges, dump fees, and extra labor caused by inaccurate information or blocked access.
4. Access
You must provide safe, legal access to the property, unit, garage, or dump area at the scheduled time. That includes keys, gate codes, parking, elevator use, and permission from the owner, landlord, executor, or property manager. If we cannot access the site, wait time and a trip charge may apply. We are not responsible for delays caused by locked units, towed vehicles, HOA rules, or missing keys.
5. What we will not take
We do not haul hazardous, regulated, or prohibited materials unless we separately agree and it is legal to do so. This includes, without limitation: paint, solvents, fuels, oils, asbestos, medical waste, needles, explosives, firearms, ammunition, and some batteries and chemicals. If we find prohibited items, we can refuse them, stop work, or charge extra for legal handling. You remain responsible for those items.
6. Items of value
Tell us in writing before we start if anything must be saved. If you do not mark it or set it aside, we may treat it as debris and haul it. We are not responsible for items left mixed in with junk, hidden in boxes, or not identified before loading. Once an item is loaded and leaves the site, it is gone.
7. Donations and disposal
We decide what is donated, recycled, or dumped unless you give written instructions before the job. We do not guarantee donation acceptance or tax paperwork unless we agree in writing. Dump and landfill fees are billed as quoted or as incurred.
8. Customer responsibilities
You confirm you have the legal right to authorize removal of everything on site. You will not ask us to take items belonging to someone else without authority. You will disclose known hazards (mold, needles, animal waste, structural issues, aggressive animals). You keep children, pets, and bystanders clear of the work area.
9. Insurance and liability
We carry insurance. That does not mean we are responsible for every loss. Our liability is limited to the amount you paid for the specific job, except where the law says we cannot limit it. We are not liable for pre-existing damage, hidden conditions, items you failed to identify, delays outside our control, or consequential losses (lost rent, delayed closing, lost listing, lost items of sentimental value). Photograph valuables before we arrive if that matters to you.
10. Property condition
Cleanout means removal of agreed contents. It does not mean deep cleaning, repairs, painting, or “broom clean” unless that is written on the quote. Surfaces, floors, and walls may show wear after heavy items are moved. That is expected.
11. Photos
We may take before/after photos of the work area for records, insurance, and marketing. We will not use photos that clearly identify you or sensitive personal documents if you tell us not to before the job.
12. Cancellation
Cancel at least 24 hours before the scheduled start or a cancellation fee may apply. Same-day cancellations, no-shows, and jobs we cannot start because of access or unsafe conditions may be charged a trip/minimum fee.
13. Safety
If the site is unsafe (structural collapse risk, biohazard, violence, blocked egress), we can stop work immediately. Time already spent and trip costs are still billable.
14. Changes
We can update these terms. The version posted on the website when you book is the one that applies to that job, unless we both sign something different.
15. Law
These terms are governed by the laws of the state where the job is performed (Florida or Georgia, as applicable). Disputes are handled in the courts of that state.
